Electrical Safety Checks

The introduction of the aforementioned Electrical Safety Standards means that, from July 1st, 2020, landlords are required to have a full inspection and testing of their property’s electrical systems carried out by a qualified and competent person before any new tenancy can begin.

For tenancies that are already running, you have up to April 1st, 2021 to ensure an electrical safety test is carried out.

After that, your property must undergo periodic inspection and testing at least once every five years. However, if your most recent safety report may state that you need a test to be carried out sooner in order to remain compliant.

Smoke Alarm Tests

Current regulations insist that a smoke alarm should be installed and that it is tested at the start of every tenancy. 

After that, it is generally down to your tenant to test that the alarm is regularly tested.
